Steps to Purchasing a Home

The process of obtaining a mortgage loan can be tedious and stressful, especially when you do not have the necessary background knowledge. This simple guide will walk you through the steps in order to make your home financing a breeze.

01

Get Pre-Approved*

The first step is to get pre-qualified for a mortgage loan. There are three major factors to consider when getting a home loan, your credit score, your debt-to-income ratio, and what your budget is. Once we have these three pieces of information, we can determine how much you can afford and the best loan type for you. If you are looking at purchasing a home, we will then send a letter to your real estate agent on your behalf.

02

Gathering Up Your Documentation

The next step after being pre-qualified is to send in all your income and asset documentation. Once we have all your documents, we can change your status from pre-qualified to pre-approved. A pre-approval carries more weight than a pre-qualification when trying to get an offer accepted.

03

Finalize Your Choice of Home

After you have determined the best loan for your budget by working with Troy, it is time to decide on the home you would like to purchase. Once you have found the home of your dreams, your agent will send us the executed sales contract and the loan process begins.

*Pre-approval is based on a preliminary review of credit information provided to Fairway Independent Mortgage Corporation, which has not been reviewed by underwriting. If you have submitted verifying documentation, you have done so voluntarily. Final loan approval is subject to a full underwriting review of support documentation including, but not limited to, applicants’ creditworthiness, assets, income information, and a satisfactory appraisal.
